Selling a Property
While admittedly selling a property can be a complex process, the methodology I use in marketing and selling homes, coupled with my hard work, resourcefulness and professionalism are all geared to a smooth experience that culminate in a secure and profitable real estate transaction.
The steps that follow include putting together a comprehensive and attractive listing, marketing your property, handling visits and inquiries promptly, preparing and presenting offers, and negotiating on your behalf with the goal of selling your home for the highest price under the best possible conditions.
Here are the tasks I typically undertake with Sellers:
First meeting:
I will review with you the listing and sales process, including required documents. A smooth and protected transaction is my priority. We will discuss how to best prepare your home for putting it on the market and for showings. After I present you with a Comparative Market Analysis, we will examine the sale price of similar properties in the neighbourhood. The goal is to establish the current market value of your property. Your priorities will be reviewed (price, timelines, etc.) and I will design a marketing plan that will reflect your goals.
Listing your property:
You will benefit from my wide network of professionals: photographers who will capture your home in its best light, surveyors, tradespersons, etc. I will quickly put together an eye-catching and comprehensive on-line listing that will attract both buyers and brokers.
On the market:
You can count on my personal and timely attention in all matters (inquiries, showings, updates, etc.) and in communication with you, and with prospective buyers and collaborating brokers. Throughout this phase, progress will be monitored (marketing campaigns, property visits, inquiries and feedback, etc.), as will the activity of competing listings. The sales strategy will be adjusted if necessary.
Offers:
Together we will review each Promise to Purchase, and I will negotiate on your behalf with your input and in your best interest. Once there is an accepted offer, I will send you a calendar with all significant dates leading up to the fulfillment of conditions and to the signing of the deed of sale to which I will accompany you.
As your professional broker and real estate project manager, I will stay in close communication with you all along the process, as I manage all the essential elements up to and beyond the successful sale of your property.
