I have worked with local buyers as well as with clients from across the country and around the world. And the types of investors I’ve helped achieve their goals are varied.


Since real estate investing involves the purchase, ownership, management, rental and/or resale of real estate for profit, the motivation for finding and purchasing property is always financial, as opposed to the emotional factors often involved in buying a home.


As a residential real estate broker working across the greater Montreal region, I can direct clients to single family homes, revenue properties and condominiums that will meet their investment goals.

When meeting with a new investor client, I ascertain a number of critical factors.


Is the buyer a new investor – and perhaps an out-of-towner, looking for direction and advice? My familiarity with the city and the wide network of professionals I’ve cultivated (from inspectors, to property managers to notaries) have proven to be of great value.


Is the client an experienced buyer who knows exactly the types of properties to add to the investment portfolio, and the numbers (expenditures and potential revenue) it will take to make a deal? Broker speed and resourcefulness are of the essence here.


Once I have information regarding the purchasing criteria (i.e. asking price, monthly expenses, condition of the property, rental potential) along with current market conditions and neighbourhood sales trends, I scour the market for suitable cash-flow positive properties. And only when I find opportunities that make financial sense for the buyer, do I present them.


And when the client decides to make an offer, the all-important Promise to Purchase and the post-acceptance period are critical. At this stage, I pay great attention to detail, use my negotiation skills effectively, and am collaborative and communicative throughout.
